Residential Rental Policies

APPLICATION PROCESS
Completed applications to rent/lease a specific property are processed in the order received. A completed application includes the following: (1) payment of the Application Fee, (2) payment of a Holding Deposit, and (3) the BHHS Hodnett Cooper Real Estate Application with all requested information provided. Partially completed applications are not processed. Holding deposits are non-refundable. Guarantors (co-signers) are not accepted.
RENTAL CRITERIA
(To qualify for a property you must meet the following criteria)
Credit Score Requirements
For rentals under $1,500 per month, a credit score under 580 will be denied. Credit scores from 580 - 650 may be conditionally approved, and credit scores above 650 may be approved if all other criteria is met. For rental properties $1,500 or more, a credit score under 650 will be denied. Credit scores from 650 - 700 may be conditionally approved, and credit scores above 700 may be approved if all other criteria is met.
Other Requirements
The following criteria must be met to be considered for approval:
- Any previous eviction or lawsuit ever filed or financial obligation will be grounds for denial of your application.
- Income to Rent Ratio: income must be 3 times the amount of rent charged.
- Income to Debt Ratio: income must be 2 times your monthly bills.
- Income to Debt Including Rent: income must be at least 1.5 times as much as your debt and rent combined.
- An unsatisfactory credit report, which reflects current delinquent debts, unpaid bills, liens, or judgements without resolution or recent bankruptcy information may disqualify an applicant.
- Bankruptcy filing must be filed over 5 years ago to be considered.
- Questions about previous rental history might include: (1) pet behavior, (2) complaints about noise or other noxious behavior, and / or (3) payment of rent or other financial obligations under the lease or rental agreement.
- All occupants over the age of 18 years old must complete a separate application and pay a separate application fee of $75.00.
PETS
If you have a pet, please ask your rental representative to identify properties that welcome pets. Many of our owners do accept pets, although the number, size, and type of pet(s) may be limited. If the property you have chosen is pet friendly, the non-refundable pet fee is $300 per pet. If you have an emotional support animal or service animal, please inform your rental representative so they can inform you of the proper documentation needed. The following breeds of dogs are not allowed:
Pit Bull Terriers*
Staffordshire Terriers*
Doberman Pinschers
Huskeys
Cane Corsos
Akitas
Wolf or wolf Hybrids
German Shepherds
Rottweilers
Mastiffs
Chows
*Pit Bulls as defined by insurance companies are Bull Terriers, Staffordshire Bull Terriers, American Bull Terriers, and American Staffordshire Terriers or any combination of these breeds.
FEES
- Application Fee: $75.00
- Non-refundable Holding Deposit: equal to 1/2 of Security Deposit
- Security Deposit: Equal to one month’s rent.
All BHHS Hodnett Cooper Real Estate, Inc. rental properties are non-smoking.
