Residential Rental Policies

All persons have the same opportunity to rent/lease a property, regardless of race, color, religion, sex, handicap, familial status or national origin.

Availability of Property

We offer a property for rent/lease only after Hodnett Cooper Real Estate, Inc., receives written notice of intent to vacate from the present occupant. Tenants in good standing will have the first option to extend their expiring leases. Because the list of available properties is updated when notice of intent to vacate is received, a property that was unavailable in the morning may become available later that same day. If you are interested in a particular property that is not shown on the list, please ask your Hodnett Cooper rental representative.

Completed applications to rent/lease a specific property are processed in the order received. A completed application includes the following: (1) payment of the Application Fee, (2) payment of a Holding Deposit, and (3) the Hodnett Cooper Real Estate Application Form with all requested information provided in writing. Partially completed applications are not processed.

RENTAL CRITERIA

(To qualify for a property you must meet the following criteria)

Rental History

Present and previous rental or mortgage histories should show a record of prompt payment, notice given (if required), and nothing in default. It should be noted that an inquiry into previous rental history might include questions about pet behavior or noise complaints in addition to rent payments. If you have ever been evicted or sued for any lease violation, your application will be denied.

Credit History

An unsatisfactory credit report, which reflects current bad debts, unpaid bills, liens or judgments without resolution or recent bankruptcy information, may disqualify an applicant. If denied for any of these reasons, you will be informed of the name and address of the credit-reporting agency from which the information was obtained. The contents of the credit report will not be revealed, but you are encouraged to obtain a copy from the reporting agency to check for current or erroneous information. An applicant may correct the information found in the credit report and re-submit the application, if so desired. A re-submitted application will be subject to the availability of the property originally requested. If your credit history shows any delinquent debt, your application may be denied.

Employment / Income Verification

Present and previous employment information is verified and debt to income is assessed.

Guarantors

Guarantors (co-signers) are not accepted.

Application Process

Each individual 18 years or older that will be occupying the property must complete an application and submit it with a $60 non-refundable application fee. Any omissions or falsifications may result in denial or termination of your lease. Please note that an incomplete lease application cannot be approved until all information is received, and the non-refundable application fee is paid. The information you provided on your application will be processed and reviewed to determine if you meet the rental criteria listed above. If you meet the rental criteria, your application will be approved and you will be notified. Once you receive notification of approval, your Holding Deposit will become due immediately. If we do not receive your Holding Deposit, we will assume you do not wish to rent the property for which you have applied, and we will place the property back into our availability pool. Your Holding Deposit will be added to your first month’s rent at the time you sign your lease. We will rent available properties to applicants in the order in which we receive and process completed applications. We do not maintain a “waiting list” at our communities. Your application will not be retained for future vacancies.

Pet Policy

All properties are individually owned, therefore not all allow pets. The properties that allow pets will require a $300 non-refundable pet fee. 

Occupancy

The number of persons (adults and children) who may occupy a property are as follows:

  • Efficiency/Studio/One Bedroom: No More than Two Persons
  • Two Bedroom: No More than Four Persons (no more than two unrelated people)
  • Three Bedroom: No More than Six Persons (no more than three unrelated people)

Fees

  • Application Fee: $60.00
  • Holding Deposit: Equal to 1/2 month’s rent. Non-Refundable.
  • (With a signed lease, it will apply to 1st month’s rent)
  • Security Deposit: Equal to one month’s rent.
  • Pet Fee: $300.00
